    Disappointing Experience as a Landlord – Not Worth the Cost I would not recommend this property management company to other landlords. Unfortunately, they cost more than they are worth and have consistently failed to meet my expectations. Firstly, they are often slow to notify me when tenants fall behind on rent, allowing them to accumulate 2-3 months of unpaid rent before I am made aware. I informed my property manager to notify me immediately and somehow 3 months rent is owed when I review my account. This has caused unnecessary delays and complications in managing my property due to pure incompetency. Additionally, the maintenance quotes I’ve received have been 2-3 times higher than industry standards, they have gotten quotes for me 4-5 times and ever time it is the same result. I’ve had to seek alternative vendors to ensure my costs remain reasonable, as the pricing from this company is simply too high. Another major issue has been their approach to leasing. The company wanted to post my rental units below market rent in an effort to fill them quickly. However, I preferred to keep my properties at a fair market value, and I ended up generating all my own leads and securing tenants without their help. If left to their leasing department, my units would likely remain vacant for months. I have utilized there leasing department since I am located in new york. I have generated 30x the amount of leads in the same amount of time. They went weeks without any showing until I increased my involvement. I have been a client for 2.5 years, and when I attempted to exercise the early termination clause in my contract, they refused to release me unless I paid for the remainder of the year. It felt like they were trying to hold me hostage using their services. Only after my attorneys reviewed the contract and confirmed that they were in the wrong—escalating the situation—was I finally allowed to leave. In short, my experience with this company has been frustrating, and they have not provided the value I expected for the cost. I wouldn’t recommend them if you want reliable service, fair pricing, and a proactive approach to leasing and property management.

    ★★★★★ Moving into an older property, we didn’t fully realize the challenges that can come with it—lead concerns, aging windows, and various small maintenance issues. However, Candace and her team at Bay Management Group were incredibly kind, responsive, and always on top of any issue we encountered. Their professionalism and dedication truly made a difference in our experience. Unfortunately, we recently found out that our lease would not be renewed, which initially put us in a stressful situation. With five children, we feared we would have to move three of them out of school before the year was even over. Candace went above and beyond, communicating with the owner immediately and working with them to extend our lease just long enough to ensure a smoother transition for our family. Her efficiency and compassion made what could have been a nightmare scenario so much more manageable. While we are incredibly sad to leave, we are beyond grateful for the support we received throughout our time here.     I’ve been renting with Bay Property Management Group for almost a year now & I am planning to renew my lease. It has been a great experience so far. My property manager, Des Illustre has been very professional, understanding & prompt. I’ve never had a maintenance issue that wasn’t solved within 48 hours, no matter how small. The owners are friendly & efficient too. Des answers all of my questions & concerns, regardless of how insignificant they may seem. I feel like a valued resident here & you can’t find that just anywhere!

    UPDATE 12/24: I change my review from a five star to a one star, because for the second time, a leasing agent randomly unlocked my apartment door and opened it with strangers in tow. This happened 12/22 Sunday like 1-2 pm or so. NO KNOCKING BOTH TIMES. She was trying to show the upstairs apartment, which is for rent. I did not have prior knowledge, nor would I need any prior knowledge if the agent opened the correct unit. I also have a sign outside by walkway with street number and “A” showing it’s first floor. I did let my property manager know and he said he would let leasing agents know how to properly access the correct apartment for rent. I spoke with the agent privately when she was putting the key back into the lockbox, I said “this is the second time that no one knocked and just unlocked the door”. I also remember her voice, maybe I’m wrong. I had just gotten out of the shower; that must be illegal on some level of breaking and entering. She said that it was her first time here and said she was “not with” Bay property management and said a different company’s name. I live in a triplex that used to be one house; we probably have to be under the same management property company because it is one property lol. I said to her that for “future reference, the sign shows first floor with A” and she said “well I won’t be back here again” and laughed. The shorted haired blonde agent was so rude and straight up lied to me, without any sense of responsibility when I spoke to her privately. I just need to let this be known to HR or whoever because this has got to be illegal??? Original review: I have been renting with this company for almost 9 months and Al Cruz has been my property manager. I have had some minor issues such as with the wall touch ups as you can see from the photos below (before and after). Al worked with me and had their handyman repaint the walls and he got me a refund as well since the walls were supposed to be touched up before my move in. I did not ask Al to ask for a refund but the point that I am trying to make is that Al really took care of me as a tenant. He has the tenant’s best interest in mind which I really appreciate. 10/10 would recommend Al Cruz as property manager!!
