I would recommend not doing business with this group. Especially Bella Moldaver. This is a shady and rude company. I was yelled at by Bella upon arriving a few minutes early for a scheduled showing. I had to pull up my email onsite to show her that she confirmed this time with me. It was clear she was upset she was proven wrong and she said "go look around, I have things to do down here". Despite this I liked the place and asked to move forward. I paid the $35 application fee through Zillow and submitted all my personal and financial information. I was told by Bella that I was accepted and would be a perfect tenant. She told me that she would remove the listing from the market if I submitted more financial records. I did. I then asked to move forward with a lease agreement. She said the owner was requesting an additional $50 to submit a 2nd application after I was already approved. I never heard of this before so asked why that was. Her response was: "it's how business works". I agreed to do it and asked to move forward with a lease. I finally got a lease agreement on a Friday afternoon and I responded Monday a 8am with questions. Bella said she was leaving for vacations for 2 weeks and would get back to my lease questions after she returned. I asked to confirm if the property was removed from the market. She said no, showings will continue. It was 3 days after her return from vacation and I did not hear from her. I emailed her and asked what the status was. Her response was the owner did not want me as a tenant because I "argued" a $50 application fee. I also checked with the city of Philadelphia and their property isn't licensed as a rental. Hasn't been for the past 2 years. Again, beware. And look elsewhere.

Dan Realty and Ruslan Nikan have no regard for professional ethics. During negotiations with this agent, we had made an initial offer to which the builder countered. We countered again and the builder gave us what he told us was his "best and final offer". The builder also asked us to submit a BFI (Buyers Financial Information). I submit the BFI with our offer indicating we had agreed to the builders best and final offer. Ruslan Nikan had told our realtor, "If your buyers come up to this price, the builder will agree." I did that. We submit the paperwork. We had an agreement in place. During this time, the Ruslan Nikan took our offer (the builders offer that I had now agreed to) and took it to other buyers to say, "beat this and it's yours". I got the run-around. I got used. Unprofessional. Unbecoming. Would not recommend. Beware doing business with this real estate company, and in particular, Mr. Nikan.

Very unprofessional and rude employees. WILL lie to you, and will do anything for the money. IF you'll loose all your life savings, if you'll loose your house - they DO NOT CARE. ANYTHING will be done for profit. It probably makes more sense to live in your own tv box then use their services to buy a property. I'll still going to be living in that box, but with a half million dollar mortgage, and realtors will make you thank you them for doing it. STAY AWAY !!!
