    This experience at Equus Capital Partners' Madison West Elm began on a positive note—great ambiance, a pleasant environment, and promising vibes. However, the situation has dramatically deteriorated since the management decided to evict all residents from the building due to a burst pipe in what is supposed to be a brand-new apartment complex. Flooding throughout the building! One must wonder if they cut corners in building this apartment building. Unfortunately, their handling of this crisis has been nothing short of abysmal. Communication from the management has been nearly non-existent. Many residents have been relegated to living in hotels, with little to no clarity on what to expect. For example, they inform residents whether they need to extend their hotel stays only at 9:30 a.m., forcing those with regular office jobs to pack up their belongings, load their cars, and scramble to book accommodations on the same day. This lack of foresight and respect for residents’ time is deeply frustrating. Moreover, management has entered our apartment unit without notice, turned on all the lights and heat, and installed three industrial dehumidifiers—actions that significantly increased our electric bill without our consent. When I voiced my concerns about this, I was met with a curt and dismissive response, claiming they have the right to enter our home anytime they deem it an emergency, without notifying us before or after the fact. This cavalier attitude towards residents’ privacy and property is alarming. Adding insult to injury, management shut off power to the entire building, ruining our groceries, while offering no clear communication about reimbursements for these losses or the additional expenses incurred from hotel stays. Attempts to reach out to Madison Apartment Group (the the residential property management affiliate of Equus Capital Partners) have been futile; calls go unanswered, and voicemails are ignored—even during reasonable hours on weekends. As it stands, the building resembles a construction zone with no timeline for resolution. Residents remain in the dark about the cause of the pipe burst—whether it was due to a structural defect or human error—and there has been no assurance of when we can return to our homes. Given the mounting financial burdens, complete lack of accountability, and the ongoing uncertainty, it is impossible to recommend this place. What began as a promising home has turned into a precarious and deeply disappointing gamble. If this sounds like your idea of a comfortable living situation, perhaps this could still be the place for you. For everyone else, proceed with caution.
