I have rented from Fred Levine for almost 3 years now. The rental has been great and the office is easy to work with and always provides timely responses. There were a few issues when I moved in that were taken care of right away and anything that came up was dealt with promptly. I would rent from him again if the opportunity arises.

My wife and I rented a row home from Fred for 8 years. Our experience was great. Fred was professional and took care of every issue we had. The home had been renovated right before we moved in. During our time he replaced a washing machine and stove that broke without any hesitation. Any small problems with the house were fixed right away by his handyman Joe (a really nice guy). On a few occasions a professional electrician had to come out but it was handled right away. Our rental agreement was very fair with only marginal increases over the 8 years we lived there. We had such a great experience with Fred that he helped us buy our first home in Wynnefield. He helped us navigate some unforeseen circumstances in the buying process due to Covid-19. He let me pay half months rent our last month because we moved out in the middle of the month, and they mailed our security deposit to our new address within a week of us moving. I really have no complaints from years of working with them. I also want to say that I am really surprised by some of the negative reviews .Some are from people who didn't even rent from Fred. I'm happy I didn't end up renting from him. He interacted in a very manipulative, aggressive, and cagey way. I decided to revoke my signature on the lease after speaking to a lawyer who firmly told me that this did not sound like a safe situation for me. He would randomly call me and my prospective housemates and berate us, demanding we pay our deposits and first months' rent in the next two days, contradicting the due dates written on the lease. He refused to put anything in writing, which is something a landlord will likely do if trying to avoid legal liabilities -- I emailed him several times when he started to make me uneasy and he did not reply to a single one of my emails. Instead, he would respond by placing phone calls to the prospective housemate who was most desperate for housing, knowing he would answer, and angrily make his demands and threaten to revoke the lease without addressing any of the potential legal issues I mentioned in my emails. One thing that he did have the legal right to do but was nonetheless inconvenient was write a letter to the current tenant who would be staying on the lease telling him the rent would increase a certain amount, then, after we (the new tenants) applied, suddenly increased it more so we were to pay more than we anticipated. As a tenant of his you may be blindsided by unanticipated increases in rent. He also is extremely rude to the lovely secretaries in his office and they seem afraid of him. You feel like you're walking on eggshells around him. It feels like he uses this persona to get what he wants from people who are less assertive than him. I would find housing with a more transparent, kind, and professional landlord, because landlords have the power to use legal and illegal methods to exploit their tenants and it did not seem like those methods were below Fred's conscience.

Fred R. Levine is so knowledgeable about Real Estate that his wisdom would be such an asset to you as his client. He also rents some of the properties he owns. He is very precise about leases and other issues that may be important details that is not on the lease, yet he insures it's all attached to your satisfaction. When it comes to being a landlord, I can say without hesitation he cares about his tenants' living situations. 1st, he rehabilitates the home or apartment to the best possible arrangement. 2nd, if you as a tenant call the office with any problem Fred immediately calls a professional contractor to assess the situation and determines how to fix it in the most effective & quickest way so his tenants will not be without confidence that they will be living in their homes in the same condition as it was originally. He also has a doctorate in education & I would advise anyone to soak up his knowledge when you are blessed enough to be in his company.

This is a long overdue review for Fred Levine. We moved to Philly last January 2020. And the first apartment we looked into was his apartment. We instantly fell in love with the place! We knew exactly where we want to stay. The 2nd place we checked was already irrelevant so we decided to rent out his place. The apartment was newly renovated. Everything was in pristine condition. We were the first tenants to rent the newly renovated space. Every request we asked was accommodated efficiently. He is very responsive for any concerns that we have. If we could, then we would stay longer but we were able to buy a house in the middle of pandemic. And we are not complaining! Thankful. We just want to thank Fred for a pleasant stay. And for being understanding. We are giving him 5 stars overall. Keep it up!! God bless.
