    I leased with HPR 2023-2024 for only around 10 mos. That was for a small studio which was just a corner of a 3-story house cut into apartments. The condition of the property was really questionable and HPR dragged their feet about a pervasive trash issue that was genuinely never resolved. They had to be reminded to clean and maintain the property as well. My big issue is $$$ my unit was affordable when I lived there, even though I paid extra to keep my ESA, it was what I could afford and I required shelter. Then after 10 months, I was asked to renew the lease for a 10% increase, taking my 950 rent and putting it closer to 1100. There is not room for compassion or negotiation with tenants at HPR so unfortunately I was forced to move. While I wish HPR would have been open to leaving the rent where it was, or only raising by 5%, they simply wouldn't allow it with a 0 tolerance policy for tenants' needs and concerns. It is all about pleasing the private owners at HPR. Quite literally, these people are slumlords. Funniest part was moving out and watching them list my unit for an even higher price. I told them no sane person would pay that price for this unit. It's a deal for where the price was but they wouldn't listen to me, the tenant who lived there. Instead they kept 80% of my security deposit bc their watered down paint job on the walls throughout would just fall off if you sneezed on it hard enough. I left nothing but normal wear and tear with respect to the building's questionable condition and they treated me like I destroyed the place. Now I've been watching my unit on their site, where it's vacant to this day. Every month, the price goes down little by little. For 10 mos I watched the price slowly go all the way back to what I paid for the unit. Maybe now it'll get a tenant. They would have made >12k+ of my green tender by showing me a shred of consideration and not raising the price so high. But HPR in their hubris have lost all that and more. It's truly their loss, and in my woefully misplaced optimism, I hope they learn a lesson.

    DO NOT APPLY HERE, it is a waste of time and money. They do not use any form of communication other than email and automated systems and programs! Every time you call the line, there is no answer, no call back, nothing. They’ll email you back to avoid speaking over the phone. They request $50 for each application and will deny anyone without first calling and speaking with the individual to clarify any questions. We received notice that my partner did not make the sufficient amount of income to rent an apartment, but when we received the credit and paystub report that they did, because I requested a copy, it said he made more than enough monthly (i.e. 3x the rent). I was worried that this place would scam us, as paying for an application to be pre-approved before even getting to see an apartment is sketchy as is. I didn’t want to waste anymore money, and now I’m glad I myself didn’t apply and waste the time, finances, and energy. Do yourself a favor, and see properties with another company. If this is the way they do business with applicants I can’t imagine what it is like to get ahold of this management company when you actually need assistance with your apartment. RENTERS BEWARE!!!

    Made a reservation to view a property and decided to call the day of to make sure the shower Morgan would actually be there. Glad I did. When I called the office and spoke to Monse, I was told the property was no longer available and was being rented. There was no communication from Morgan to me about this and I went out of my way to drive to a property that was apparently already rented. Thankfully I didn’t make it all the way to the property but still wasted my time. I asked why I wasn’t informed that the property is now being rented and was told that Morgan “texted everybody”. When I said I received no text, the call conveniently ended. Unprofessional, rude, and inconsiderate and that’s being kind. Would never trust a company run this negligently.

    My husband and I can’t wait to leave. Our apartment has been having issue after issue after issue. The appliances they promised to upgrade before we moved in were not done. On move in day, there was/is some black/brown sludge above the stove where the fan is (so every time we cook, brown sludge drips onto the stove 🤮), brown stains on the cabinets and fridge, the stove didn’t even work (which they replaced after notifying them), rods and ventilation in bathroom were broke, A/C is old and stopped working during the middle of summer, and not to mention it’s ROACH/MOUSE/RAT infested. They called an exterminator after the neighbors and us complained, and that did not help, as we saw a rat that very same night. And idk what it is about this apartment, but my allergies have FLARED UP badly to the point where I question whether there is mold or something in the walls. My thing is, why sell us a place that was not ready to be lived in? With so many unaddressed issues? And false promises? Ya knew it had these issues bc it is VISIBLE and yet ya did nothing until we complained. I’m disappointed in Homestead and their lack of transparency. My husband and I can’t enjoy our “home” because honestly it’s embarrassing and sickening. We’re not dirty people. We clean regularly and deep clean monthly, yet the roaches and mice never go away. I don’t want people to come over and I can’t wait to leave here. And I don’t trust Homestead to not sell me another roach/mice infested place. 4 more months! 🤞🏾🤞🏾🤞🏾

    I've been a tenant for 5 years now and I found there rental property after a whole year of searching for the just the right 1 for my family and was seeing place after place that just wasn't right, as soon as I saw this place I just knew it was perfect and meant for us, great location, close to everything important but still quiet and safe area, no stairs for my elderly mother, big room for my son, and they said Yes to cats, I have never had any problems with anything here, and the minor things have been addressed and taken care of very quickly and courteously and they maintain the property so wonderfully and even salt the couple of steps out my front door in the winter! Definitely the best landlords I have ever had an would recommend them to everyone. Plus the landlord is a cat person and anyone who loves cats is definitely great in my book! Thank you guys for being soo awesome!
