Arlene was very knowledgable and patient. I was an out of state investor and she made me feel very comfortable throughout the whole process on my investment. They also offer property management services as well.

This review outlines a highly negative experience I had with Arlene Wayns Thomas owner of Reliance Realty LLC, this property manager who displayed numerous instances of unprofessionalism, incompetence, and dishonesty throughout her management of my property. The review details Arlene’s failure to meet expectations and her consistent lack of communication. This was my first time renting my property so I figured it would be best to hire someone who was experienced in property management. I found Arlene through a google search. From the beginning, Arlene set a poor standard by arriving late to our initial meeting, attempting to undercut the rental price and losing the keys to my walkthrough and drive through gates in the rear of my home. When she asked for replacement keys I told her she needed to find my keys and I would not be given her any replacements. I also questioned her about the secure storing of keys for properties that she managed. Arlene said keys were stored in a key box with hooks but there was no identification linking the keys to the specific properties. Her unprofessional behavior extended to using subpar photography, being technologically illiterate, and not knowing how to operate basic property management systems. Several alarming incidents highlighted her disregard for both the property owner and tenants. For instance, she provided inaccurate tenant contact details and failed to activate the alarm system after a walk though, leaving the home unsecured. Arlene’s handling of repairs was equally troublesome. Multiple handyman appointments were missed, and when repairs were made, there were no written estimates or receipts until I demanded to receive them, reflecting a lack of transparency. She also lied about receiving text messages and avoided giving exact repair details, leading me to doubt the handyman’s qualifications and competence. The most concerning issues involved Arlene’s failure to communicate key information, such as when the tenant refused to answer the door for repairs or refused entry altogether. Arlene even used a scare tactic, warning me about a tenant shooting a landlord, which reflects her unprofessional and irresponsible approach to problem-solving. Additionally, Arlene mishandled minor issues like troubleshooting lights, where a simple bulb change resolved the problem—something she was unable to figure out. The review concludes by describing Arlene’s refusal to relinquish her role as property manager, even after her contract ended and I sent her certified mail stating that I wouldn’t be renewing the contract with her. It took legal action and several certified letters to get her to stop collecting management fees. Arlene further stalled in providing critical documentation and the tenant’s security deposit. Arlene also failed to return the keys to my property. I discovered upon the exit walk through with the tenant that Arlene changed my walk through and drive through gate locks in the rear of my home a year prior without my knowledge or permission. Overall, this review paints a picture of an unreliable, deceitful, and grossly incompetent property manager who consistently failed to meet her obligations. I suffered from her mismanagement, and the entire experience caused a year of unnecessary stress and loss of funds due to her many forms of dishonesty.
