    Closing done and ready to move. We never met personally but all our financial need handled very professionally with so much personal attention. She listens and work very patiently with all our financial need. Even though I had last minute (literally 24 hours before) change, she gave her 100% effort and it turned out in our favor. I am still not realizing how smooth this process went from my side since she took all hard-hit and gave us peace of mind. We got so lucky to have her on our side.

    I reside in the state of Delaware and work in the state of Maryland. I used Weichert from calendar year 2018 to 2022 to manage my Willingboro, NJ townhome. The only real benefit of using Weichert for property management is just for the convenience of not having to make yourself available for maintenance or repairs, not having to be in direct communication with the tenant, and having the management company collect rent and prepare your year end 1099 form. I would recommend that you save your money and manage your own property if you have the time. Weichert does not handle the legal process of evicting a tenant. If the tenant misses rent, there is probably a system generated notification process, but I noticed that they were not applying a late charge as the lease stated. Weichert does not appear to keep track of an owner’s property current cosmetic condition prior to the tenant occupying, and regularly inspecting during occupancy to ensure that the tenant has not created or caused dramatic changes to the property. I thought that choosing my property manager as my realtor was a good decision, but there appeared to be a lack of full experience which became more evident throughout the sale process. I requested to sell my house “as-is”, so I should have only needed a “Certificate of Compliance” which only requires a fire extinguisher, smoke and carbon monoxide detector. My realtor did not seem to know about the COC, or neglected to tell me about the COC. I was submitted for a “Certificate of Occupancy” prior to accepting any offers on the property, which is a more thorough inspection that will most likely require some repairs. My initial Certificate of Occupancy inspection failed. The property managers hired a contractor to make repairs, but then scheduled a second and third re-inspection before verifying in person that all violations were corrected. Another $100 had to be spent for a new round of inspections. Apparently the contractor they hired mysteriously vanished and reappeared. I researched Willingboro, NJ requirements for transfering ownership at closing, this is when I realized I only needed a Certificate of Compliance. I applied for a COC inspection which passed, and offered the buyer a $10,000 credit for repairs, but I was never made aware (until the last min.) that the buyer was using a 3rd party for closing cost assistance that required a Certificate of Occupancy in advance of closing. All parties associated with this transaction were not communicating and following up with each other. The lack of awareness, communication, and follow-up throughout the closing process between the title company, the buyer, buyer’s attorney, buyer’s lender, buyer’s realtor, my realtor, and my realtor's contracting vendors caused multiple delays beyond 2 months, 9 deadline extensions, and I ended up paying mortgage 3 times on a property that should have already been sold. I had to schedule a heat inspection, and a sewer lateral camera inspection as a part of the Certificate of Occupancy requirements. $99 was paid twice for the heat inspection because the closing process extended beyond 30 days. My realtor was also not aware that the township required original hard copies of stamped certificate documents, and a notarized letter from the buyer agreeing to the sewer lateral inspection report. The totality of events leading up to this point made me believe that this was everyone’s first day on the job. Remember that it’s YOUR property, you will have to take the initiative in making sure it’s being managed properly and taken care of. You’ll need to do your own research, ask the right questions, and be the group leader in the sales or management process. You will need to look out for yourself, because everyone else is only looking to get paid. Best wishes and good luck.

    My first working experience was with Leslie back in 2009, when I i was in searching for an Apartment in Lansdale. She not only found my apatrment, she did everything possible to find me a safe appealing apartment for which i was proud to call HOME .
