    Horrible horrible landlords and company! They will still your money. My roommate and I lived there for one year and that was only because our lease was for that long. Upon move in, our apt did not have a refrigerator... we paid first months rent and security deposit to only move from Kentucky to Philly to an apt with no fridge...sweet/ We had blinds that didn't work throughout the entirety of our rental experience even after requesting new ones. Our oven light went out probably less than 3 months of us living there and it was OUR responsibility to fix it! In that case, I suppose no tenant in that unit will be able to see when their chocolate chip cookies are perfectly brown without opening up the entire oven! Lastly, we have never had more than 4 people at once in the apartment and are extremely cleanly. Somehow we managed to receive NONE our our security deposit back because they claimed they spent all $1600 to clean and paint at 900 sq ft apartment. Does not add up. These people will provide you horrible services and poorly insulated units (meaning you can always hear your neighbors above and below you) while also you robbing you at the end. Do not recommend.

    I am currently living in one of this rental company's properties and I am extremely disappointed with their level of service, communication, and broken promises. It all began when a former employee promised me a garage if I re-signed my lease. I did so, believing that I would receive the garage, but as soon as she was fired, no one at the company seemed to have any knowledge of that promise. This has left me without the garage I was counting on and stuck in a lease I would have otherwise not renewed. To make matters worse, for the past two months, my electricity has been cutting out intermittently. This has been particularly challenging as I have a two-year-old child to care for. I repeatedly asked the company to contact PECO to resolve the issue, but they kept telling me they couldn't do anything about it. Eventually, I had to reach out to PECO myself, only to find out that no one from the rental company had even bothered to call. This lack of action has left me and my family dealing with flickering lights and power outages for months. The only time this company seems to care about their tenants is when rent is due. While the homes are beautiful, the management is terrible, and their broken promises have left me feeling trapped. I cannot recommend renting from them. Save yourself the frustration and look elsewhere.

    DISCLAIMER: DO NOT LET THIS COMPANY TAKE YOUR MONEY I have never went out of my way to leave a Google Review in my life so this will hopefully show everyone how utterly horrible this company is. Beginning when we first moved in late August/beginning September, there was mildew/mold accumulating on hundreds of dollars worth of our own personal items that we had to throw away with no disregard from PREC on these items, though it was later discovered from the contractors that were working to fix the hallway floors during that time, that there was STILL WATER sitting directly under the building that lead to the water issues. After contacting PREC many times, it still took months before we even had actual floors in our unit, while during that time we had cardboard down as floors and buckets connected to the dehumidifiers that were constantly overflowing in front of our door until floors were fixed in December. Just a few weeks later while I was out of state for the holidays, I had packages shipped to our building thinking they would be safe in the supposedly secure package room and came back to find OVER $500 of items I ordered reportedly stolen from a break-in. I STILL HAVE NOT BEEN REIMBURSED and it's been SIX MONTHS! It is very unfortunate that new TVs were installed just days after the robbery, but no regard to a resident's stolen items, ultimately due to lack of adequate security of the building as promised. In January, water pipes broke and water filled our living room.... again causing us to throw away our personal items. Not to mention, a few days before the flooding when the lights went out in the building, my roommate and I found out that we weren't even given the right keys to our apartment!!! So sad that we had to wait until an emergency and our key fobs didn't work to find this out! While they were attempting to fix the floors they had contractors come into our unit, without ANY WARNING. I came home to find my personal items all over the place. Also, they had a painter come in on a random Sunday to paint the doors on our floor and left ours half-painted for more than a month? Not sure exactly why? We contacted management but they of course took their time addressing the issue. This company is EXTREMELY unorganized, unprofessional and a total rip-off for almost $2000 a month. They completely disregard residents concerns and you always have to jump through hoops just to get into contact with someone. I can not wait until our lease is over.

    To whom it may concern ; My wife and I been a long tenant here @ 6610 Germantown Avenue and since the very first day we moved in it’s been a nightmare with the constant noise 24/7 from the tenant children who are 1 yrs , 12 yrs , and 14 yrs of age . We’ve made numerous complaints with the property manager/ PPD to NO avail . Nearly , nine months later and we’re still experiencing the same concerns . The property manager and office are aware about this matter yet haven’t did one thing to ensure everyone respect their neighbors by reducing the noise volume especially after hours due to people work schedules. Every time we call with a complaint the property manager keeping telling us the issue (s) are being addressed by their “ Quote on quote “ Legal team . At the end of of the day , my wife and I work hard everyday , two jobs and deserve peace , respect and comfort where we pay 2k plus each month to live here . No one should be subjected to noise every day , often nights 2 am from a child riding his bike , run back and fourth , pushing objects around , screaming/ yelling , crying , jumping off things which Baffles me because normal children are in bed during those hours . The mother works overnight and leaves the kids at home alone so there are NO adult supervision. When my wife and I first moved in the building we was assured that management are strict on noise levels after hours / traffic in and out the building. I have yet to witness them enforce any of the rules that’s in our handbook . If this building had better management team it would be a great place to live , unfortunately they don’t .

    The building flooded on the basement floor about 2 months ago. We never received proper notification from the building management as to what caused the flood- in fact building management told us it was a "leak" through email the next day of the flood. As a result of the flood all the floors needed to be replaced in the basement. As apposed to investing money to house all tenants in appropriate hotel rooms, they had each tenant move all their belongs into the "model" unit that the show for potential leases. The model apartment was horrendous- you couldn't properly open the stove all the way because it would hit the counter. nor could you open the refrigerator doors because it was your own appliance. They had individuals switch in and out. It took them 2 weeks to finish construction on our unit, however we had to reach out to management to figure out what was gong on- it took the manager over a day to "figure out" what was going on. The management of this company has been abysmal since the day we moved in. There has been no offer from management to compensate nor deduct any rent and are still holding the 3,000 we paid in security deposits. In addition when we finally moved back to our place we discovered there was still a mess of issues including Second Bedroom blinds still short (incorrect sizing)- needs replacement (since October Master bedroom window still needs to be properly installed- there is still a gap on the ledge. Screens of both windows were left in the living room and not installed Post construction of floors: -Guest bedroom door was not properly installed, it is leaning and scraping door and wall - Guest bedroom of closet also not properly installed- it is missing the tacking unit on the floor, it is just hanging from the frames. The door handle is also shattered and broken -there are multiple scraps on the door frames -Master bedroom is missing safety push bolt- there is an open screw closet door In addition: all apartment units are supposed to be wired with Verizon cable-- I have no wiring in my apartment for verizon and I've asked management since the day i moved in when that would happen and they still haven't told me. Nor have they worked to get verizon in here to wire my apartment with cable. So no cable for me nor ethernet capability since October 1st. This place is a joke. Go elsewhere ---------------------------------------------------------------------------------------------------------
